<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Ms. Anne Norris <br />April 22, 1986 <br />Page Two <br /> <br />In our investigation of the 48 mini storage projects in the Metro <br />area we found that the successful projects are substancial <br />appearing, attractively laid-out, clean and atleast partially <br />landscaped. For this reason we have made special efforts to <br />design an attractive project for Ramsey. The buildings are low <br />profile oriented north-south so that rows of doors will not face <br />the highway. Fortunately we will be able to retain a number of <br />the mature oak, cedar, ash and pine trees on the site. We will <br />have a landscaped lawn along the entire highway frontage and the <br />side of the house and plantings along the east side to soften the <br />appearance of the project for the mobile horr.e residents. The new <br />buildings will be fire-resistant construction with pre-engineered <br />steel framing and painted split face concrete block end walls <br />facing the highway. The sides of the buildings will be predominately <br />steel doors with steel insert panels between the doors. The doors <br />and panels will be factory finished in complementary colors. I <br />will bring samples of our color scheme to the Planning and Zoning <br />Commission meeting along with photos of similar mini-storage buildings. <br /> <br />The following is a summary of our project: <br /> <br />Parcel Size: 143,457 square feet (3.3 acres) <br />New one story Building: 42,500 square feet <br />Existing house: 1,160 square feet <br />Total buildings: 43,660 square feet <br />Building Coverage: 30.4% <br /> <br />Adjacent land uses: North - railroad tracks and industrial <br />.South - highway and various businesses <br />East - mobile home park <br />West - vacant and used car sales <br />Similar Uses: The Oakridge Construction building across the street at <br />6740 N.W. Highway 10 has a limited number of storage spaces for rent. <br />These spaces are larger than our proposed units, but the use is similar. <br />The closest mini storage projects are in Andover, Brooklyn Park and <br />Coon Rapids, all 8 to 10 miles away. <br />Setbacks: North (back) 35 feet <br />South (front) 50 feet <br />~ast 10 feet (no driveway - all green space) <br />West 25 feet (22 feet driveway plus 3 foot green <br />space. ) <br />utilities: The existing well will serve the house. A new well will <br />be installed to serve the buildings for cleaning and law watering. A <br />new septic tank and drain field will be installed west of the house <br />to serve the house. A drainage retention area will be installed in <br />the north east triangle area to accomodate rain run off. <br /> <br />33 <br />
