(The resident manager will have a garage.) Traffic Circulation: This site was selected because there is a right turn land on Highway 10 for westbound traffic and a left turn island for eastbound traffic. Within the site the driveways are wide enough to accomodate both traffic and park- ing for unloading. Timing: The project will be constructed in three phases as demand indicates. The first three buildings, the house remodeling and the fence will be constructed this summer. We anticipate that the fourth building will be constructed next spring and the last two buildings in the spring of 1988. Estimate Project Cost: $ 1,215,000 I think that I have addressed all of the standards and criteria itemized in the Conditional Use section of your zoning ordinance, but I am available for any questions you may have. This mini storage project will have several benefits for the City c.f Ramsey wi th no drawbacks. The project will increase the tax base and provide a needed service for businesses, current and new Ramsey residents. We will provide an alternative to outside storage of boats and unused cars. Mini storage is complementary to the businesses along Highway 10. While our level of daily traffic will be low, we will be advertising in Anoka, Champlin and Dayton and will thereby attract some new customers to the Highway 10 business area.
