<br />7. That Section 170.05 of the City Code F€rmits a maximum of 100 square <br />. 'feet for free standing signs in commercial areas. <br /> <br />8. That there are currently two free-standing signs on the subject <br />proF€rty. <br /> <br />9. '!bat Section 170.05 of the City Code allows one free-standing sign per <br />street frontage on a site. <br /> <br />10. That the Applicant is proposing to a:mstruct the proposed sign on one <br />of the signs currently located on the subject proF€rty. <br /> <br />11. That the Applicant has stated that such variance is necessary to <br />proF€rly advertise the facility located on the subject property. <br /> <br />12. That if granted, the variance will grant the Applicant special <br />privileges that are denied by the City Code to other properties in the <br />area, sF€cifically, that there will be two free-standing signs on the <br />property and the total signage will exceed the F€rmitted signage specif ied <br />in Section 170.05 of the City Code. <br /> <br />13. That the Applicant has stated that there are special conditions <br />applying to the subject property, namely that the subject property is <br />loc.ated on Highway 10 and there is a great deal of traffic mO\Ting at a high <br />speed; therefore, a larger sign is needed than is permitted by City <br />Code. <br /> <br />14. 'iliat at the time the proposed sign was previously displayed on the <br />property, it was a non-conforming use; that sign was removed from the <br />pro;:erty as the gas service on the sign was no longer in operation. <br /> <br />15.
