<br />~PllOPOSED FINDINGS OF vACT . <br />CONDITIONAL USE PERMIT <br />BREEZY OUTDOOR, IHC <br /> <br />1. That Breezy Outdoor, Inc., hereinafter referred to as "Applicant", has <br />properly applied for a conditional use permit to construct an <br />advertising sign. <br /> <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing pursuant to Sections l70.0l3D and <br />170.054 of the Ramsey City Code on February 2, 1988 and that said <br />public hearing was properly advertised and that the minutes of said <br />public hearing are hereby incorporated as part of these findings by <br />reference. <br /> <br />3. That the subject property is generally known as 7009 Highway #10 N.W. <br />and is legally described as follows: <br /> <br />Lot 5. Block 1. Kovar Addition, Anoka County, Minnesota <br /> <br />4. That the subject property is located in the B-1 Business District and <br />is approximately one acre in size. <br /> <br />5. That tbe Applicant is requesting a conditional use permit to construct <br />an advertising sign on the subject property. <br /> <br />6. That tbe Applicant is proposing to construct a two-faced advertising <br />sign witb eacb face approximately 300 square feet in size. <br /> <br />7. That Section 170.054 of tbe City Code requires tbat advertising signs <br />sball be constructed eitber on tbe site of tbe subject activity on tbe <br />sign or witbin 2,500 feet of the subject activity advertised on tbe <br />sign. <br /> <br />8. Tbat Section 170.054 of the. City Code also requires. that all <br />advertising signs sball require approval of a conditional use permit <br />prior to construction.. <br /> <br />9. That tbe subject property is currently tbe site of a used automobile <br />sales operation and the Applicant plans to rent tbe subject property <br />from tbe owner. <br /> <br />10. Tbat tbe adjacent properties are located witbin the B-1 Business <br />District. <br /> <br />11. That tbe proposed sign will not increase traffic into or from tbe <br />subject property. <br /> <br />12. That tbe proposed sign will not be unduly dangerous or detrimental to <br />persons working in tbe vicinity of tbe proposed sign. <br /> <br />13. Tbat tbe proposed sign will not substantially impair tbe use of <br />surrounding properties. <br /> <br />14. Tbat tbe proposed sign will not be barmonious witb and in accordance <br />with tbe specific objectives of the City's Comprebensive Plan and Zoning <br />Ordinance. <br /> <br />3t.t <br />
