These include the fact that we have worked diligently with the city on this over a <br />year and a half following guidelines and abiding by the water and sewer moratorium. Expensive <br />revisions have been made including a septic design for the cluster development. The principle <br />has invested over $100,000 in this project and another $35,000 is due. I have worked on this for <br />that period at no salary. <br />We have made the purchase of the additional 10 acres to the west to link the developments. This <br />was a major expenditure and a set of new costs associated with. The council stated this may <br />certainly allow the project to go forward <br />Sure there are bound to be bumps and bruises with any new ordinance, we understand that. <br />However we did not write this and pursued this project based upon the "cluster ordinance" for the <br />City of Ramsey which we thought best suited the land. To change now and not grant exception <br />throws the project into turmoil and is unfair to those having worked on and spent money for Will <br />Oaks <br />Furthermore Wilt! Orates is very little burden to others; to the east is the wildlife area- never in our <br />intentions for anyone to develop. To the south is rolling land about 40 acres owned by one family <br />(unaffected by traffic). The southwest is 17 acres owned by one with a large line of trees as a <br />buffer. And to the west is our 10 acres and north of there is 10 with a horse ranch. Adjacent west <br />and on 173 is a small piece 3.5 acres with a house. I have talked with this owner, noting little <br />objection to our plans and he too, has plans to sell someday. <br />Based upon these facts we ask that you allow us to pursue development as soon as possible.
