The following items have been concerns of staff, the Planning Commission, the residents, and/or <br />City Council: <br />Concern: too much density, especially in the southwest area of the plat. <br />Result: The reduction of net density from 6.5 to 4.7, the addition of more bungalows in the <br />southwest area of the site, the reduction of density within the Haubrich Addition to conform to <br />Low - Density Residential -PUD land use designation. The proposed density remains a concern of <br />the Planning Commission and residents. <br />Concern: single access in and out onto 151 Lane. <br />Result: The acquisition of another parcel that provides for a second access onto Alpine Drive, <br />and the relocation of this second access as far as possible from the intersection with Nowthen <br />Boulevard. <br />Concern: the design of the townhomes adjacent to 151 Lane. <br />Result: Replacing townhomes for bungalows, orienting them towards 151 Lane, and the <br />reduction of two units to provide 80 feet of frontage for each unit to better conform to the <br />existing neighborhood. <br />Concern: Increase of traffic onto 151 Lane <br />Result: Obtaining a second access and reduction of density. This is still a concern of the Planning <br />Commission and residents, especially regarding the excessive school -hour traffic <br />Recommendation: <br />The Planning Commission held a public hearing on July 10, 2006 and recommended that the City <br />Council deny the plat because of the projected traffic flow and the inadequate justification for an <br />increase in density. <br />Staff is recommending approval, contingent upon compliance with the Staff Review Letter dated <br />June 30, 2006, revised August 4, 2006. <br />Council Action: <br />Motion to approve the preliminary plat and preliminary site plan for Skyline Pointe contingent <br />upon compliance with the Staff Review Letter dated August 4, 2006, <br />-or- <br />Motion to deny the preliminary plat <br />Review Checklist: <br />Asst.
