The <br />developer will be responsible for contributing the standard sewer and water trunk charges. <br />Easements: All existing easements on the property (within Haubrich Addition) must be vacated <br />prior to adoption of Final Plat. All common areas must be encumbered with drainage and utility <br />easements. <br />Landscaping: A combination of existing trees and new plantings are proposed to satisfy the <br />planting requirements. New plantings will account for about 80,000 square feet of the required <br />151,406 square feet of canopy cover. The following comments are offered regarding the <br />landscaping plan, dated June 23, 2006: <br />• The square footage designated for individual species in the planting schedule is not <br />accurate, but, due the combination of existing trees and new plantings will satisfy the <br />planting requirements. The following table reflects the canopy allocations for the <br />indicated species: <br />• Additional evergreens need to be incorporated into the plan. At least 25% of the required <br />landscaping must consist of evergreens. <br />• At least one or two additional ornamental tree species need to be included in the plan for <br />species diversity purposes.
