CASE # <br />REQUEST TO REZONE PROPERTY FROM R -1 SINGLE FAMILY RESIDENTIAL <br />TO PLANNED UNIT DEVELOPMENT; <br />CASE OF MN SKYLINE PARTNERS, LLC <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />MN Skyline Partners, LLC has applied for a rezoning from R -1 Single- Family Residential to - <br />Planned Unit Development (PUD) for the property generally located on the southwest corner of <br />Alpine Drive and County Road 5 (Nowthen Boulevard). The purpose of this request is to provide <br />a mix of housing types and styles not currently permitted in any one zoning district. This <br />application is being processed in conjunction with a proposed plat and a comprehensive plan <br />amendment to re -guide the property from low - density residential to medium- density residential. <br />The following items are enclosed for your information: <br />a) Site Location Map <br />b) Preliminary Plat <br />c) Proposed Findings of Fact, as suggested by the Planning Commission <br />d) Proposed Ordinance <br />Notification: <br />Property owners within 700 feet were notified of the public hearing held on July 1, 2006. <br />Observations: <br />The applicants are proposing to develop 18 detached townhomes (bungalows) and 34 attached <br />townhomes. Because of the mix of these two types of units, a PUD is required. However, no <br />deviations from existing R -2 standards are proposed. The proposed lots conform to all setbacks <br />and building separations. Staff is bringing forward proposed revisions to the R -2 standards to <br />allow for detached townhomes, (villas, cottage homes, bungalows) within the R -2 zoning district. <br />Until these changes are adopted, proposed developments utilizing the detached townhome <br />product will need a rezoning to PUD. <br />—303— <br />
