EIGHBORHOOD MAP <br />To value the subject property, we have examined <br />several comparable sales and have shown these <br />sales on the above aerial photo. We have tried to <br />assemble private market transactions whenever pos- <br />sible but given the City of Ramsey's involvement as <br />the seller in some of these transactions, the above <br />set is a mixture of private party /public sellers. <br />The subject is located in an industrial park in the <br />city of Ramsey. The subject is shown to the north- <br />east of Hwy 1 69/Hwy 10 and is located south of In- <br />dustry Ave NW. On the pages that follow, we have <br />included a sales summary of the comparables used <br />in this appraisal.
