ONCLUSIONS <br />We have primarily relied on land sales of compa- <br />rable size, location and access to price the subject <br />property. After considering all of the land sales ex- <br />amined and by giving the most weight to those sales <br />considered most relevant, we have concluded a <br />unit value of $2.10/SF for a total price of $460,000. <br />Therefore, the market value of the fee simple inter- <br />est on the date of valuation for the subject property <br />is $460,000. <br />The sale price of our comparable land sales range <br />from $0.58 /SF to $2.53/SF. Upward adjustments <br />were made for date of sale at 2% per year or 0.2 %/ <br />month to account for appreciation.
