<br />PUBLIC HEARINGS/BOARD BUSINESS <br /> <br />Case #1: <br /> <br />Request for a Variance to Cul-de-Sac Length for the Proposed Subdivision of <br />Amber Ridge 2nd Addition; Case of E&G Development, LLC <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:13 p.m. <br /> <br />Presentation <br /> <br />Assistant Community Development Director Sylvia Frolik stated that E&G Development is <br />proposing to plat Outlot B of Amber Ridge into 5 single family lots. The extension of Argon <br />Street N.W. is required to provide public access to the lots. City Code limits cul-de-sac lengths <br />to 600 feet. Argon Street N.W. is currently 830 feet in length. The development proposal would <br />require extending Argon Street another 370 feet. Argon cannot be designed to connect to Waco <br />Street to the east because of existing homes; it cannot be connected to TH #47 as it would <br />conflict with the access management plan for that corridor; and to extend Argon south to <br />eventually tie into Xkimo Street would require filling quality wetlands, which is not warranted. <br /> <br />Citizen Input <br /> <br />Kirk Scott - 14581 Argon St. N.W. - Inquired if the variance affects the zoning. <br /> <br />Chairperson Nixt replied that if the variance is approved, he expects that it would be directly <br />associated with other aspects of the development. <br /> <br />Upon Chairperson Nixt's inquiry about zoning, Mr. Scott stated that he would rather see the land <br />developed with single family homes. <br /> <br />Wayne Olson - 5830 151S! Lane N.W. - Stated that he doesn't live in this neighborhood but had <br />a similar situation in his neighborhood. The cul-de-sac was too long to begin with and the City <br />let a developer double it in length to % mile and plat more lots. If Code states 600 feet; stick to <br />that standard. . <br /> <br />Larry Olson - representing E&G Development - Development of this outlot is part of a larger <br />development - Amber Ridge. Stated that his understanding is that Amber Ridge was not <br />developed to its southerly limits because of some unknown factors related to TH #47 and the <br />possibility that this property may be needed for additional right-of-way. <br /> <br />City Engineer Steve Jankowski stated that another factor is that the sanitary sewer was extended <br />to Amber Ridge from the north and it became too shallow to go any further south into what is <br />now being platted as Amber Ridge 2nd. With the TH #47 improvements, sewer was deepened to <br />service the rest this property. <br /> <br />Board of Adjustment/July 10,2006 <br />Page 2 of 4 <br />
