<br />Dwelling, Townhouse- Structures that are designed for single household habitation, but have <br />outdoor areas and/or indoor centers that are commonly owned and maintained by a homeowners' <br />association. Townhouses have a minimum of one individual entrance/exit per unit. <br /> <br />Detached Townhouse- A townhouse that does not share any common walls with the <br />neighboring unit. Detached townhouses are also referred to as villas, cottage homes, or <br />bungalows and are defined by their association-maintained status and commonly-held <br />yards. <br /> <br />Attached Townhouse- Structures housing three (3) or more dwelling units contiguous to <br />each other only by the sharing of one or more common walls; such structures are of the <br />back-to-back or row-house type as contrasted to multiple dwelling apartment structures. <br /> <br />Dwelling, Guest cottage or Accessory Apartment. A structure used as a dwelling unit that may <br />contain sleeping spaces and kitchen and bathroom facilities in addition to those provided in the <br />primary dwelling unit on a lot. <br /> <br />Dwelling, Manufactured Home - A structure, transportable in one or more sections, which in <br />the traveling mode, is eight (8) body feet or more in width and forty (40) body feet or more in <br />length, or, when erected on site, is 320 or more square feet, and which is built on a permanent <br />chassis and designated to be used as a dwelling with or without a permanent foundation when <br />connected to the required utilities, and includes the plumbing, heating, air conditioning, and <br />electrical systems contained therein; except that the term includes any structure which meets all <br />the requirements and with respect to which the manufacturer voluntarily files a certification <br />pursuant to Minnesota Statutes, Sections 327.31 through 327.36, as amended. <br /> <br />Dwelling, Mobile Home - Any structure constructed in such a manner as to permit occupancy <br />thereof, as living quarters and so designed that it is or may be mounted on wheels, and conveyed <br />on highways or streets, drawn by other motor power. Any mobile home less than thirty (30) feet <br />in overall length is defined as a "Recreational Vehicle." <br /> <br />Homeowners' Association (HOA) - An organization comprising neighbors concerned with <br />managing the common areas of a subdivision, governed by a board, that create a set of bylaws, in <br />addition to City regulation, to govern themselves. These boards own and maintain commonly-held <br />land within a townhouse or single-family development, and are responsible for private street <br />maintenance, snow removal, landscaping, and/or building maintenance. Each homeowner's <br />association varies in its scope and responsibilities. The homeowners' association is responsible for <br />enforcing any covenants, conditions, and restrictions that apply to the property. <br /> <br />II. 9.20.12 <br /> <br />R-2 Residential District, as be amended as follows: <br /> <br />Subdivision 1. Intent. The intent of this district is to accommodate <br />multiple dwellings at a density of three (3) to seven (7) dwelling units per acre and multiple <br />dwelling complexes within the 2002 MUSA. All lots created by subdivision located within the <br />2020 MUSA shall be serviced by sanitary sewer and municipal water. <br />
