Board Member Van Scoy asked why they would want to put the front of their building facing
another building that will eventually be constructed between the bank and Sunwood Drive.

Chairperson Nixt stated they could face this building a different way and they would not need a
variance.

Keith McDonald, Shingobee Builders, stated they had been working with Klein Bank for over a
year and they had done multiple configurations on the site. He stated this had become a process
of elimination. He stated there had been a lot of give and take on everyone's part as far as
location. He stated they did this to make it a pedestrian friendly area.

Rob Brandwick, HTG, stated the reason they ended up with the orientation was to have the drive
thru canopy on the north side was more convenient, as well as having it face the parking was a
plus.

Chairperson Nixt asked if they could create a fa9ade to look like two front accesses.

Rob Brandwick stated they had a conflict on the West Ramsey Parkway that results in people
walking through the drive thru traffic lane.

Board Member Van Scoy asked how pedestrians would get to the building as it sat without
walking through the traffic pattern.

Rob Brandwick responded there was no linking trail or pedestrian access that they were aware of
because the rest of the site was not developed yet.

Board Member Van Scoy stated he expected the pedestrian flow to be along sidewalks, which
would be along the roads. He asked how this fit with the intent of the area.

Mr. Keith McDonald, Shingobee Builders, responded when they looked at the original intent of
the TC2 district, it got progressively more pedestrian friendly the closer they got to the core so
what they were trying to do was within each "pod" or comer was to make it pedestrian friendly
within each area, as well as making it pedestrian friendly to get from one area to another area.

Board Member Van Scoy stated he did not see how plan this was pedestrian friendly.

Chairperson Nixt stated the variance request was for a 325 foot setback, which could be solved
by reorienting the building. He stated his concern is they have two major streets that abutt this
property, both of which would be looking at a side and back of a building and they were putting
the front of the building to the inside of the site. He stated he did not understand why they would
do this, but he would be more comfortable with this if they had a fa9ade facing Armstrong.

Rob Brandwick presented the building elevations. He stated they treated the building with four
sided architecture.

Board of Adjustment/August 3,2006
Page 3 of6
