<br />Case #2: <br /> <br />Request for a Variance from Floor Area Ratio Requirements in the TC-2 <br />Commercial Zoning District; Case of Shingobee Builders, Inc. <br /> <br />Chairperson Nixt closed the regular portion of the Board of Adjustment meeting at 7:37 p.m. in <br />order to conduct the public hearing. <br /> <br />Public Hearin2 <br /> <br />Chairperson Nixt called the public hearing to order at 7:37 p.m. <br /> <br />Presentation <br /> <br />Associate Planner DaInes stated that Shingobee Builders, Inc. is proposing to construct a 15,500 <br />square-foot banking facility at the comer of Armstrong Boulevard and West Ramsey Parkway. <br />The proposed building is 2 stories, but in order to accommodate the parking requirements, will <br />result in a Floor-Area-Ratio (FAR) of .24. This deviation from City Code will require a variance <br />to the established .5 FAR for the TC-2 district. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Trites Rolle, to close the public <br />hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Board Members Trites Rolle, Brauer, <br />Cleveland, Hunt, Levine, and Van Scoy. Voting No: None. Absent: None. <br /> <br />The public hearing closed at 7:38 p.m. <br /> <br />Board Business <br /> <br />Chairperson Nixt called the Board of Adjustment meeting back to order at 7:38 p.m. <br /> <br />Board Member Van Scoy asked if the master plan had a parking structure in this area. <br /> <br />Associate Planner DaInes responded they would like to see parking structures, but this was very <br />expensive and was not required in TC-2. She noted there was a parking structure in TC-I. <br /> <br />Board Member Van Scoy asked if a different configuration would allow shorter driveways and <br />parking. <br /> <br />Associate Planner DaInes responded they would not be able to meet the .5. <br /> <br />Board of Adjustment/August 3, 2006 <br />Page 5 of6 <br />
