The proposed <br />plat consists of one sheet prepared by Hakanson Anderson Associates, Inc. and is dated <br />August 1, 1997. We offer the following comments: <br /> <br />1. General and Zoning. The parcel is approximately 8.4 acres in size and is zoned <br />a combination of B-1 Business and R-3 Urban Residential. <br /> <br />2. Lot Sizes and Dimensions. The minimum lot size in the B-1 Business District <br />with sewer and water is 1/2 acre. The proposed size of the commercial lot is <br />approximately 3 acres and the multi-family residential lot is approximately 5 <br />acres. <br /> <br />3. Public Dedications. The sketch plan proposes the dedication of 50 feet of right- <br />of-way from the centerline of T.H. #47. This is consistent with the property <br />further south in Willow Ridge and Amber Ridge. However, the City does plan <br />the continuation of a trail along the east die of T.H. #47. In the aforementioned <br />subdivisions, 40 feet of linear park in addition to the right-of-way was dedicated. <br />Since those subdivisions consisted of single family land use, it may be possible to <br />accommodate the continuation of the trail on a narrower parcel. A 20 foot trail <br />easement or dedication is being requested in addition to the right-of-way <br />dedicated to the State. <br /> <br />4. Future Roadway and Access to Lots. TIlls land division should also consider <br />future access to the lot created and those which may result from the future <br />subdivision of Outlot A. The T.H. 47 Corridor Study recommends no additional <br />access to T.H. #47. Staff would propose a right-in only near the common lot line <br />of Lot 1, Block 1 and Outlot A. It is proposed that all other right-of-access along <br /> <br />3 <br />
