<br />CASE # <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF RADEMACHER ADDITION; CASE OF <br />RADEMACHER COl\1P ANIES, INC. <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Radeniacher Compa.I?-ies, Inc. is requesting sketch plan review to split their parcel in the <br />southeast quadrant of the intersection ofT.H. #47 and 153rd Avenue N.W. They plan to develop <br />a convenience store on Lot 1 and hold Outlot A for future development. <br /> <br />a) Site location map <br />b) Sketch Plan <br />c) City Staff Review Letter dated August 28, 1997 <br /> <br />Observations: <br /> <br />The subject property is currently zoned a combination of B-1 Business and R-3 Urban <br />Residential. Both of the proposed parcels will meet the minimum size requirements for the <br />commercial and multi-family districts. The property is approximately 8 acres in size and they are <br />proposing that the commercial lot will be 3 acres and the multi-family parcel will be 5 acres in <br />size. <br /> <br />Staff has raised issues concerning public dedications and future street patterns which should be <br />discussed prior to a Planning Commission recommendation. These are outlined in pages 3 and 4 <br />of the City Staff Review Letter dated August 28, 1997. <br /> <br />The plat will be reviewed for park dedication requirements at the Park Commission meeting on <br />September 11. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval contingent upon compliance with City Staff review <br />letter dated August 28, 1997. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny the sketch plan for Rademacher Addition and recommend that City <br />Council grant final plat approval to same. <br /> <br />Review Checklist: <br />City Engineer <br /> <br />Copies to: <br />ParkslUtilities Supervisor <br /> <br />PC: 09/02/97 <br /> <br />.s <br />
