The <br />proposed plat consists of one sheet prepared by Hakanson Anderson Associates, Inc. and is dated <br />September 22, 1997. We offer the following comments: <br /> <br />1. General and Zoning. The plat is 4.5 acres in size and consists of 3 commercial lots, one <br />of which is currently occupied by Pro Sporting Goods. The property is zoned B-3 <br />Highway Business. <br /> <br />2. Lot Sizes and Dimensions. The minimum lot size in the B-3 Highway Business District <br />is 1/2 acre. Lot 1 (pro Sporting Goods) is 3.4 acres, Lot 2 is.5 acres and Lot 3 is .6 acres. <br />The minimum lot width is 100 feet and minimum lot depth is 150 feet. All three of the <br />lots meet the minimum dimensional requirements. <br /> <br />3. Access to Lots. Public access to T.H. #10 will be a managed access with Deal Industrial <br />Park to the east. Except for this managed access, all other right of access along T.R. #10 <br />should be dedicated to the State on the final plat. This managed access will require <br />internal easements between Lots 2 and 3 for access to T.R. #10. The plat development <br />agreement will require that these internal easements be recorded at Anoka County. <br /> <br />The City has received a site plan application for the development of Lot 2 of the proposed <br />plat. With access to consist ofa drivelane across Lots 2 and 3 to the managed Hwy. #10 <br />access in the southwest comer of Lot 1, it is staff s recommendation that the Developer <br />be responsible for the development of the landscaped drive lane across Lot 3 to feed into <br />that to be developed by the developer of Lot 2. <br /> <br />5 <br />
