<br />CASE # <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF SUNFISH POND; <br />CASE OF G.M. HOMES, INC. <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Lamoureux of G.M. Homes is requesting final plat approval of Sunfish Pond. The property <br />is situated in. the northeast quadrant of the intersection of County Roads #57 and #116. The <br />following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final plat <br />c) City Staffreview letter dated June 2, 1997 <br />d) Planning Commission minutes dated January 7 and March 4, 1997, Park Commission <br />minutes dated March 13,1997 and City Council meeting minutes dated March 25, 1997. <br />e) Proposed resolution for final plat approval <br />f) Proposed development agreement <br /> <br />Notification: <br /> <br />Owners of property in excess of the standard 350 foot distance requirement were notified of the <br />public hearing at the preliminary plat stage. <br /> <br />Observations: <br /> <br />The proposed fmal plat for the 81 unit townhome development is in conformance with the <br />preliminary plat approved on March 25, 1997. Access to the development will be provided from <br />142nd Lane on the north and 141st Lane or Wolfram Street on the east. The streets within the <br />boundaries of the plat will be developed and maintained as private roads. The development <br />agreement has been drafted to require the construction of a private walkway to connect with the <br />City's trail system along Sunfish Lake Blvd. The 11 townhouse structures are platted on lots that <br />meet the minimum area, width and depth requirements of the Multiple Residential District. <br /> <br />The Park Commission has previously recommended a cash payment to satisfy park dedication <br />requirements, but also requested the opportunity to review the plat one more time after <br />preliminary plat approval when the density and design are resolved. The plat will be on the June <br />12 Park Commission agenda for confirmation of park dedication requirements. <br /> <br />~f <br />
