Carlson Associates, all received by the City on July 18, 1997. The <br />plan proposes to construct a 14,300 square foot office and manufacturing facility in <br />Business Park 95 4th Addition. We offer the following comments: <br /> <br />Zoning: The site is zoned Industrial for which manufacturing is a permitted use. The lot <br />is also subject to the Declaration of Covenants for Business Park 95 and the Site Plan will <br />have to be reviewed by the Architectural Review Board. <br /> <br />Access: The site is proposed to have one access from McKinley Street. The proposed <br />future extension of Radium Street north from McKinley Street to Industry Avenue will <br />bound this parcel on the east. The City would not object to the site development <br />including provisions for an access onto Radium at some point in the future. <br /> <br />Lot Coverage: The site is approximately 77,415 square feet in size. City Code and the <br />Covenants restricts building coverage to 35% of the lot area or 27,095 square feet. The <br />proposed size of the building is 14,300 square feet which equates to a lot coverage of <br />approximately 18%. <br /> <br />Impervious Surface: The Covenants restricts the aggregate impervious surface <br />(buildings and pavement) of the lot to 85% of the lot area or 65,800 square feet. The area <br />of the building and paved surfaces totals approximately 48,750 square feet, which is <br />equal to 63% of the lot. The impervious surface proposed is in compliance with the <br />Covenants. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />? <br />
