<br />Site Plan Review: Spectrum <br />Page 3 of3 <br />August 1, 1997 <br /> <br />Loading Dock: Loading docks are proposed on the rear or north wall of the structure, <br />which is in accordance with City Code. <br /> <br />D.rainage and Grading: A Grading Plan been submitted. The building is proposed to <br />drain toward a swale located on the west property line. This swale is intended to. drain <br />toward the curb line of McKinley Street. The proposed swale is relatively flat, however, <br />and may not function well if the shallow swale is filled with snow during a spring melt <br />condition. The grading plan proposes a significant detention area north of the building <br />and the northern half of the parking area is proposed to be drained into that basin, which <br />is more than adequate to hold this runoff. Since there is no permanent drainage easement <br />over this area, it is assumed that this depression could be filled and used for future facility <br />expansion. If this is not anticipated, a permanent easement might be considered over this <br />area. <br /> <br />Lighting Plan: The Site Plan doesn't identify a lighting plan and should be modified <br />accordingly. It is imperative that the lighting plan and fixture specification are reviewed <br />and approved by the City Engineer. Code states that lighting should deflect away from <br />public streets and bulbs emitting in excess of 3000 lumens shall be so directed that the <br />bulb is not visible from off of the property where such light source is located. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, AugustS, 1997, at <br />the Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site <br />plan. You, or your representative, should be present at the meeting to answer any <br />questions that may arise. The meeting of the Business Park 95 Architectural Review <br />Board has been scheduled for 6:30 p.m. on Wednesday, August 6, 1997 at the Ramsey <br />Municipal Center also.
