The plan proposes to construct a 20,000 square foot <br />office and manufacturing building on Lot 4, Block 2, Business Park 95 4th Addition. We offer <br />the following comments. <br /> <br />Zoning: The site is zoned Industrial for which office/manufacturing is a permitted use. The lot <br />is also subject to the Declaration of Covenants for Business Park 95 and the Site Plan will have <br />to be reviewed by the Architectural Review Board. <br /> <br />Access: The site is proposed to have two accesses onto McKinley Street, the most westerly of <br />which will be a shared driveway with Point Investment to the west. . <br /> <br />Lot Coverage: The site is 87,122 square feet in size. City Code and the Covenants restricts <br />building coverage to 35% of the lot area or 30,943 square feet. The proposed size of the building <br />is 20,000 square feet which equates to a lot coverage of approximately 23%; There is also a <br />future expansion of 10,000 square feet noted on the site plan. The ultimate building size of <br />30,000 square feet equates to a lot coverage of 34%. <br /> <br />Impervious Surface: The Covenants restricts the aggregate impervious surface (buildings and <br />pavement) of the lot to 85% of the lot area or 74,054 square feet. The area of the building and <br />paved surfaces equates to an impervious surface of 35%. The impervious surface proposed is in <br />compliance with the Covenants, and will continue to be with the proposed expansion. <br /> <br />Utilities: The facility will be served by municipal utilities. <br /> <br />Setbacks: The proposed structure and its future expansion meet or exceed the setbacks <br />established for the Industrial District. <br /> <br />do <br />
