<br />Site Plan Review: Mn Tool & Die <br />Page 2 of3 <br />August I, 1997 <br /> <br />Landscaping: The submittal is deficient of a Landscape Plan but it is assumed that the 20 foot <br />wide area between the front property line on McKinley Street and the parking lot is intended as <br />the landscape area required along public streets. As the subject property is surrounded by <br />industrial parcels and no outside storage is proposed, there are no screening requirements <br />applicable to the site. The Covenants requires an underground irrigation system and that at least <br />10% of the lot (8,712 square feet) be landscaped with lawn and plantings. <br /> <br />Architectural Standards: The building does not exceed the 35 foot height limit. The exterior <br />walls are proposed to consist of a combination of rock face and single score concrete block with <br />a pre-finished metal coping and awning. This is in accordance with City Code and the Business <br />Park 95 covenant. The covenants also requires mechanical equipment to be screened from the <br />street and painted or aesthetically incorporated into the design of the building. <br /> <br />Waste Storage: City Code and the Covenants requires a 100% screened waste storage area. The <br />site plan should be modified to identify any outdoor storage of waste in accordance with City <br />Code. <br /> <br />Off Street Parking and Driveways - Design: The Site Plan identifies driveways,. off-street <br />parking areas and loading areas that are proposed to be surfaced with bituminous pavement. The <br />site plan should be modified to clearly identify that the curbing proposed will be a B-612 <br />continuous concrete curb. <br /> <br />orf Street Parking - Spaces Required: City Code requires 1 parking space for each employee <br />on the maximum working shift. The number of employees is not noted on the site plan, but it <br />does provide for an alternative paring space formula that appears to be sufficient. Under the <br />formula proposed, 28 parking spaces would be required and 45 are provided. An estimated <br />number of employees on the maximum working shift should be provided to confirm the <br />adequacy of the number of parking spaces proposed. <br /> <br />Loading Dock: In accordance with City Code, the regularly used loading areas will be located <br />on the rear or south wall of the structure. Code requires a minimum of one loading berth for this <br />size structure, and two are proposed. <br /> <br />d-I <br />
