<br />Site Plan Review: Mn Tool & Die <br />Page 3 of3 <br />August 1, 1997 <br /> <br />Drainage and Grading: At the date of this writing, the City has not received a grading and <br />drainage plan from the applicant. The development of such a plan should anticipate draining the <br />front parking lot toward a 30 inch storm sewer which runs beneath the south curb line of <br />McK,inley Street. Convenient access to this storm sewer would be available through the storm <br />manhole located approximately 50 feet east of the west property line. The drainage from the <br />remaining impervious surfaces should be directed toward the south property line. A 42 inch <br />storm sewer is scheduled to be installed 27 feet north and parallel to the southern property line. <br />A manhole will be available at a distance of 62 feet west of the east" property line. It should also <br />be noted that a forty foot drainage and utility easement will exist over the southernmost forty feet <br />of the lot. <br /> <br />Lighting Plan: The Site Plan doesn't identify a lighting plan and should be modified <br />accordingly. It is imperative that the lighting plan and fixture specification are reviewed and <br />approved by the City Engineer. Code states that lighting should deflect away from public streets <br />and bulbs emitting in excess of 3000 lumens shall be so directed that the bulb is not visible from <br />off of the property where such light source is located. <br /> <br />The Planning Commission will be meeting at 7:30 p.m. on Tuesday, August 5, 1997, at the <br />Ramsey Municipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan.
