<br />Site Plan Review: Northern Airgas <br />October 16, 1997 <br />Page 3 of4 <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. The location of the trash enclosure is noted on the site plan; the <br />construction materials must be identified on the site plan to verify screening capability. <br /> <br />Off-Street Parking and Driveways - Design: The site plan identifies that all driveways, off- <br />street parking areas, and loading areas are proposed to be surfaced with bituminous pavement. <br />Although it is not stated, it is assumed that the perimeter of all pavement will be finished with <br />B612 concrete curbing. The site plan should be modified accordingly. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for every person <br />on the maximum working shift. The site plan identifies 57 employees and 86 parking spaces are <br />provided. <br /> <br />Loading Berth: City Code requires that regularly used loading berths be located on the rear <br />wall of the structure. Because of the nature of the business, several loading docks are proposed <br />on the west or Radium Street side of the fill plant and on the south side of the acetylene plant, <br />which would front on McKinley Street, if it is ever extended to the east. Staff recommends <br />approval of the loading berths as proposed provided the landscaping plan intensifies the amount <br />of tree screening provided along Radium and the southeast corner of the site. <br /> <br />Drainage and Grading: Sheet 4 of the submittal is a partial grading and drainage plan prepared <br />by Larson Engineering. The general concept for area drainage was discussed with the proposer <br />and his engineer on October 14, 1997. This plan generally consists of draining Radium Street <br />and the contiguous industrial land with storm sewer which would discharge to a detention pond <br />partially located on the northwestern corner of the site. An outlet from this detention pond would <br />be located along the north and east property line of the site and discharge into the large regional <br />detention pond located southeast of the site. An internal drainage and grading plan should be <br />developed consistent with this scheme. A revised grading and drainage plan needs to be <br />submitted. <br /> <br />Architectural Standards: In accordance with City Code and the Business Park 95 covenants, <br />the exterior of the buildings is proposed to consist of precast concrete panels. The warehouse <br />portion of the principal building exceeds the 35 foot height limit and the applicant has applied for <br />a variance. <br /> <br />I~ <br />
