Landscaping Plan: The following comments are offered regarding the landscaping plan dated July 11, 2006: • Additional landscaping, in the form of trees, shrubs, perennial grasses, berming, and fencing will be required along both Armstrong Blvd and West Ramsey Pkwy as specified below: o . A minimum of at least six (6) trees need to be added along Armstrong Blvd. Trees installed in this area must have at least a moderate tolerance to deicing salts. Suggestions include Ohio Buckeye `Autumn Splendor', Hackberry, and American Elm `Discovery'. Trees should not exceed a spacing of thirty -five (35) feet on center. Additional shrub species, as well as small clusters of perennial grasses, should be interspersed with the Glossy Black Chokeberry plants along Armstrong Blvd and be added along West Ramsey Pkwy. Shrub suggestions include Dwarf Bush Roundleaf Serviceberry, and Jackmann Potentilla. o Berms should be integrated into the areas along both Armstrong Blvd and West Ramsey Pkwy to better define the pedestrian corridor. o The decorative fencing along Armstrong Blvd should be unbroken (with the exception of where the east -west sidewalk connects o the trail) pictures and be of continued along West Ramsey Pkwy as se provide proposed fencing for Staff review. o Wood chip mulch should be used in place of rock mulch. Landscape block or equivalent should be used to prevent mulch from spilling out onto the trail. • Trees installed for parking lot landscaping requirements must have a minimum planting area of 162 square feet. The two green islands in the southwest corner of the site must be expanded to meet the minimum planting area requirement and the size, in square feet, must be noted on the plan for verification. • Underground irrigation is required for all landscaped areas and must be noted on the plan. • Shrubs shall be at least twenty -four (24) inches in height or width, dependent upon a species' growth characteristics. The Hydrangea, Juniper, and Yew shrub sizes must be increased. • Planting depth shall be such that the root flare is at grade level. Please submit a revised plan to address these concerns. Sewer and Water Trunk Fees: The 2006 Sewer Trunk Fee is $3,396.00 per commercial acre. The 2006 Water Trunk Fee is $7,562.00 per commercial acre. The rate in effect at the time of final plat approval will be charged. Stormwater Management Fee: The 2006 Stormwater Trunk Fee is $3,965 per commercial acre. The rate in effect at the time of final plat approval will be charged. A cash payment will be required before the City will release the building permit. —203—
