requirement of 57 spaces. It is strongly encouraged to provide only the minimum number
of spots to facilitate shared parking practices.
Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was
completed that anticipated the type and size of development shown on the plat. The
proposed development is consistent with the traffic modeling system used as part of the
AUAR analysis. Regional road improvements to facilitate the whole Ramsey Town
Center development have been agreed upon and have already begun construction. This
proposed development does not generate more traffic than was anticipated.
On -site Traffic Circulation: Please submit an internal traffic ciculation plan for the
entire site to ensure the proposed bank access will be compatible with the entire
development.
Access: The site plan proposes access from Sunwood Drive by means of a temporary
driveway and from West Ramsey Parkway. West Ramsey Parkway has not been
constructed and is not currently scheduled for completion. West Ramsey Parkway must
be constructed to Zeolite Street as part of this site plan in order to provide a permanent
access to the site. The temporary driveway will need to be removed when future phases
are developed on Outlot A.
Drainage and Grading: The grading plan includes a requirement for installation of a
rock construction entrance; they are not effective in Ramsey soils. All references to rock
construction entrances must be replaced with the following requirement: "All adjacent
streets must be swept daily during . active construction and as directed by the City." The
contours at the perimeter of the site must be tied into the existing contours and into the
proposed driveway along the east line of the lot. The contours at the southeast drive are
not depicted correctly and must be revised.
Utilities and Stormwater Management: The plan shows connection of a storm sewer
to a stub from West Ramsey Parkway. The proposed storm sewer in West Ramsey
Parkway is designed to connect to a regional treatment pond east of the site. The pond
will be connected to the regional storm sewer system which will ultimately outlet to the
Mississippi River. The storm sewer in West Ramsey Parkway, the nearest pond and
outlet have not been constructed. A temporary treatment pond sized for the discharge
from this portion of the site will be required. The pond can be removed when the
regional improvements are constructed. The pond must provide rate control for the 1 and
100 year storm events. If the existing grades will not support and outlet then the pond
must be sized to hold back to back 100 year storm events without discharge. The 6" DIP
pipe must be class 53.
Please submit a revised grading and drainage plan that shows the construction of a
temporary pond.
