Case #9: Adopt Ordinance Amending Section 9.02 (Definitions) and 9.20.11 (R -2 <br />Medium Density Residential District) of the Zoning Chapter of City Code <br />Community; Development Director Trudgeon reviewed that Council met on July 25, 2006, and <br />discussed the proposed ordinance amending the City Code to define and provide standards for <br />detached townhouses. The consensus was to require additional space between the units. A <br />minimum of 15 feet is proposed. The current minimum separation between single - family, <br />detached homes is 12 feet garage -to- garage and 16 feet garage -to- habitable space. Establishing a <br />15 foot minimum for detached townhomes is comparable to the existing side -yard setbacks for <br />standard single - family lots. Mr. Trudgeon advised it should be noted that detached townhomes <br />will only be permitted in an R -2 district or in the R -1 district as a PUD not exceeding 4 units per <br />acre (as currently stated in the R -1 district regulations), after a rezoning to medium density <br />residential upon adoption of the proposed code.
