We are also in receipt of a one sheet Landscape Plan, a <br />one sheet Preliminary Grading and Utility Plan, and a one sheet building elevation plan, all <br />prep.ared by The Architectural Network and also dated received by the City on May 13, 1997. <br />We offer the following comments: <br /> <br />General. The subject property is currently being platted by Anoka Electric Cooperative as Lot <br />1, Block 1, A.E.C. Energy Park Third Addition. <br /> <br />Zoning: The site is zoned Business Warehouse for which office/manufacturing is a permitted <br />use. <br /> <br />Access: The site is proposed to have one access onto Sunwood Drive and an additional access <br />onto C.S.A.H. #56. Staff is recommending no access onto C.S.A.H. #56 and that the Developer <br />of A.E.C. Energy Park Third Addition construct Jasper Street north of 143rd with an alley <br />extending west into the plat from Jasper to provide an additional alternative for truck traffic to <br />access the loading docks. <br /> <br />Lot Coverage: The site is approximately 147,600 square feet in size and City Code restricts lot <br />coverage to 35% or 51,660 square feet in this case. The proposed size of the structure is 46,208 <br />square feet. <br /> <br />Utilities: The facility will be served by municipal utilities. It is noted that the site plan proposes <br />extending a private watermain to the southeast corner of the property presumably to provide <br />additional fire protection. The City would request consideration to relocating the extension of <br />the main to the west side of the property. The City water utility would participate in a cost share <br />if this relocation. could be accommodated. <br /> <br />1'5 <br />
