<br />Site Plan Review <br />May 29, 1997 <br />Page 2 of3 <br /> <br />Setbac.k.s: The proposed structure meets or exceeds the established front, side and rear yard <br />setbacks in the Business Warehouse District. <br /> <br />Landscaping and Screening: In accordance with City Code, the Landscape Plan provides for a <br />minimum 20 foot wide landscape area along Sunwood Drive and C.S.A.H. #56. However, the <br />Landscape Plan is lacking in diversity and numbers of woody vegetation. Staffis recommending <br />an increase in the level of diversity and quantity of plant materials on the site. This would <br />include the use of Silver Maple and/or Hackberry in concert with White Spruce for the boulevard <br />along Sunwood Drive. Consideration should be given to salt influence, snow storage, light and <br />moisture conditions when selecting plant materials. A general list of recommended trees and <br />shrubs for landscapes in Ramsey is attached for your information. <br />Installation of an irrigation system will protect the investment in landscaping and may even be <br />required under the A.E.C. Energy Park covenants. As the subject property is surrounded by <br />Industrial parcels and no outside storage is proposed, there are no screening requirements <br />applicable to the site. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. The site plan should be modified to identify the proposal for waste <br />storage. <br /> <br />Off Street Parking and Driveways - Design: The Site Plan should be modified to specifically <br />state that all off-street parking areas, driveways and loading areas will be surfaced with <br />bituminous and the perimeter of same will be finished with B-612 concrete curbing. <br /> <br />Off Street Parking - Spaces Required: City Code requires 1 parking space for each employee <br />on the maximum working shift. The site plan does not project the number of employees at the <br />site and staffis therefore unable to determine ifthe 116 parking stalls proposed are sufficient. <br /> <br />Loading Dock: In accordance with City Code, all regularly used loading areas are located on <br />the rear or southwest wall of the structure. <br /> <br />Drainage and Grading: A Preliminary Grading and Utility Plan prepared by The Architectural <br />Network and dated received by the City on May 13, 1997 has been received. The site is <br />generally drained from northwest to southeast through a combination of overland flow and storm <br />pipe and is proposed to be discharged into a temporary pond located on the southwest comer of <br />the adjacent lot. This pond could either be utilized as a permanent detention pond, which would <br />be incorporated with the design of the site plan for that lot, or could be filled and extended with a <br />storm pipe that would ultimately discharge into the regional storm basin located at Jaspar and <br />143rd Avenue. It should be noted that some capacity exists in the storm pipe located in <br />Sunwood Drive to service a portion of this development. A capacity of 4.8 cfs is available for <br />discharge into the catch basin located 80 feet east of the east property line. This would be <br />sufficient to handle drainage from the north parking lot and the northern half (60 feet) of the <br />structure. <br /> <br />110 <br />
