The submittal includes a Site Plan, Landscape <br />Plan, and Exterior Elevations. We offer the following comments: <br /> <br />General: The site plan proposes to develop a 3,838 square foot Burger King restaurant on the <br />northwest quadrant of the intersection of Ramsey Blvd. and Hwy. # 10. The lot size on the site <br />plan reviewed in 1996 restricted site design as far as septic system and accesses from Hwy. #10 <br />and Ramsey Blvd. Consequently, the parcel to the west has been acquired and incorporated into <br />the plan and the resulting modifications will be presented to the Planning Commission and City <br />Council. <br /> <br />Zoning: The site is zoned B-3 Highway Business for which fast food restaurants are considered <br />a permitted use. <br /> <br />Lot Coverage: The site is approximately 128,580 square feet in size. Lot coverage is restricted <br />to 35% or 45,000 square feet. The proposed size of the principal structure is 3,838 square feet <br />which equates to a lot coverage of approximately 3%. <br /> <br />Utilities: The facility will be served by on-site sewer and water services. The septic system <br />design should be by a certified designer. <br /> <br />Setbacks: The building location exceeds the 35 foot front, 20 foot rear, and 10/20 foot side <br />setback requirements. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be stored <br />within a completely screened structure or container. The exterior elevations identify a trash <br />enclosure within the structure. <br /> <br />&) <br />
