<br />" <br /> <br />Site Plan Review: Burger King <br />Page 2 of3 <br />August 1, 1997 <br /> <br />Screening: No screening is required as all adjacent parcels are zoned for commercial purposes. <br /> <br />Landscaping: In accordance with City Code, at least 20 foot wide landscaped areas are being <br />provided along Hwy. #10 and Ramsey Blvd. Enclosed for your information is a memo dated <br />July 31, 1997 from our Intern Landscape Architect that contains some information regarding <br />recommended plantings in the Anoka Sand Plain. <br /> <br />Architectural Standards: City Code restricts exterior wall finishes to natural or prefabricated <br />brick or stone or precast concrete panels or some other material approved by Council. The <br />elevations indicate that the building exterior is to be constructed of a combination of brick and <br />masonite siding; the use of masonite siding requires Council approval. <br /> <br />Off Street Parking - Design: Although it is assumed, the site plan should be modified to clearly <br />reflect that all traveled portions of the site will be surfaced with concrete or bituminous, and the <br />outer edge of all pavement will be finished with B-612 concrete curbing. <br /> <br />Off Street Parking - Spaces Required: City Code requires 1 parking space for every 3 seats in <br />a restaurant. In this case, there is seating capacity for 88 persons and therefore, the number of <br />required parking spaces would be 30. The site plan identifies 106 off-street parking spaces, 3 of <br />which are for handicap use. <br /> <br />Lighting: Any exterior lighting on the sight should be noted on the site plan. Lighting used to <br />illuminate the parking lot, sign or building must deflect light away from public streets. Bulbs <br />emitting in excess of 3,000 lumens must be so directed that the light source is not visible from <br />off of the property. The fixture specifications are subject to the prior approval of the City <br />Engineer. <br /> <br />Drainage and Grading: No grading and drainage plan has been submitted, however, the site <br />plan does indicate a holding pond which is located in the southeastern comer of the property. <br />The area drainage is poorly developed in this location. It is recommended that the detention <br />pond be sized such that the volume which overflows the pond from a 10 year storm would <br />generate no more runoff than the pre-existing conditions on the property. Calculations should be <br />submitted verifying this condition can be met. <br /> <br />10 <br />
