<br />I~ <br /> <br />Site Plan Review: Motel <br />October 16, 1997 <br />Page 3 of4 <br /> <br />Architectural Standards: City Code requires the exterior facing of the walls to be a <br />natural or prefabricated stone material. The exterior finish is proposed to be a synthetic <br />stucco with some color treated standing seam architectural metal on the front entrance <br />canopy and the roof over the pool area. There is a 35 foot height restriction in the B-3 <br />Highway Business District. The reason for the 35 foot height restriction is based on the <br />height at which the Fire Department's equipment can effectively extinguish a fire. This <br />35 foot height restriction is also cited in the regulations of the City's critical river overlay <br />district and the wild and scenic river overlay district to preserve the natural view from the <br />river. The hotel is approximately 35 feet high; however the required design by the hotel <br />franchise has a false front monument or cupola that extends, at its highest point, to 44'6". <br />The applicant has applied for a variance to the height restriction; that variance will have <br />to be certified by DNR. <br /> <br />Landscape and Screening Plan: A revised Landscape Plan needs to be submitted for <br />the revised development plan. City Code requires screening between commercial and the <br />residential uses on the south side of Riverdale Drive and it is assumed that the 5 foot <br />berm previously proposed in this area will be carried through onto the new plan. The <br />landscape plan must include the quantity, size, and species of plantings proposed. The <br />plan should also include the 20 feet of green space required along all public roads. As <br />noted on the previous site plan review, the parking area is substantial and staff <br />recommends the incorporation of some shade trees. <br /> <br />Utilities: The site will be served by municipal utilities which are currently in place. The <br />developer will responsible for charges associated with connecting to these services. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles shall be <br />stored within a completely screened structure or container. The site plan appears to <br />identify a waste storage enclosure on the east side of the motel. The materials used in the <br />construction of the enclosure need to be identified on the site plan. <br /> <br />Pedestrian Traffic: City Staff is recommending that an 8 foot wide pedestrian path be <br />constructed parallel to Sunfish Lake Blvd. N.W. from the crosswalk at Hwy. #10 to <br />Riverdale Drive with curb cuts as necessary. <br />
