The purpose of this <br />site plan review is for consideration of the auto detail facility to be developed on the <br />subject property. We offer the following comments: <br /> <br />1. Property Size. The subject property is 2.3 acres in size (100,513 square feet). <br /> <br />2. Zoning. The property is zoned Planned Unit Development (PUD) and the <br />mixture of residential and commercial uses complies with the covenants for Pineview <br />Estates 2nd Addition. <br /> <br />3. Setbacks: The covenants for Pineview Estates 2nd Addition PUD requires that <br />the cOlT'..mercial building on the property be set back at least 200 feet from the front <br />property line. The proposed building meets that requirement. <br /> <br />4. Drainage: Both the proposed residence and commercial building are being <br />located in an area which has been excavated for sand borrow material. From the <br />surveyors certificate, it is shown that the walkout elevation is very close to the existing <br />elevations along the south side of the residence. It is further indicated that drainage will <br />be to the south, which is away from the residence, but no additional elevations, either <br />existing or proposed, are provided south of the residence. It is staff s understanding that <br />the owner will apply for a grading permit to modify grades and drainage patterns. It is <br />staff s recommendation that approval of this site plan be given contingent upon the <br />property owner taking full responsibility for adequate drainage away from the structures. <br /> <br />5. Lot Coverage: The commercial portion of the lot (69,630 square feet) is <br />restricted to 35% building coverage or 24,370 square feet. The proposed commercial <br />structure is 1,416 square feet in size which equates to a building coverage of .02%. <br /> <br />~1 <br />
