The plan consists of one sheet and is <br />dated received by the City on September 22, 1997. We offer the following comments: <br /> <br />1. General: The property is approximately 2.4 acres in size and is zoned Planned Unit <br />Development (PUD). The covenants requires that .8 acres of the property is reserved for <br />residential use only and the remaining 1.6 acres may be used for commercial purposes. The site <br />plan proposes to construct a 864 square foot accessory building on the commercial portion of the <br />property. The structure will provide indoor parking for company vehicles. <br /> <br />2. Lot Coverage: The commercial portion of the property is 69,632 square feet in size. Lot <br />coverage of the commercial portion of the property is restricted to 35% or 24,371 square feet. <br />The principal commercial structure is 2,964 square feet in size. The proposed building is 864 <br />square feet which results in a total building coverage of 3,828 square feet which is in accordance <br />with the 35% restriction. <br /> <br />3. BuiIdin~ Size: City Code states that accessory buildings to a principal commercial <br />building are limited to 30% of the gross floor area of the principal use. The gross floor area of <br />the principal building in this case is 2,964 square feet. Any accessory structure is limited to <br />1,100 square feet; the proposed accessory structure of 864 square feet is in compliance with this <br />restriction. <br /> <br />4. Setbacks: The proposed setback from the front, rear and east property lines are <br />substantially exceeded. The setback from the west property line is supposed to be 20 feet; the <br />proposed setback is 10 feet and will have to be adjusted. <br /> <br />\1 <br />
