The purpose of the accessory building is to provide two <br />additional bays to augment the automotive service repair activity in the principal building on the <br />property. The site plan consists of one unsigned sheet dated received by the City on September <br />15, 1997. We offer the following comments: <br /> <br />Zoning: The site is zoned B-3 Highway Business and the proposed expansion and its use are <br />permitted in this district. <br /> <br />Lot Coverage: The subject site is approximately 21,609 square feet (.5 acres) in size. Lot <br />coverage (buildings) is restricted to 35% or 7,563 square feet. The principal building is 1,307 <br />square feet, the existing accessory building is 192 square feet, and the proposed accessory <br />building is 720 square feet, for a total of 2,219 square feet. This is in conformance with lot <br />coverage restrictions. <br /> <br />Size Limits on Accessory Buildings: City Code restricts accessory buildings in the B-3 <br />Highway Business District to 30% of the floor area of the principal building, unless otherwise <br />approved by City Council. In this case, 30% of the floor area of the principal building is 411 <br />square feet and the accessory building is proposed at 720 square feet. City Staff will recommend <br />approval of the overage in size because of the substantial amount of unused building coverage <br />allotment remaining on the property. <br /> <br />Setbacks: The proposed structure complies with the 40 foot front yard and 10 foot side yard <br />setback requirements. It appears that the northernmost comer of the proposed building is only <br />about 18 feet from the north property line. Therefore the proposed building does not comply <br />with the 35 foot rear yard setback requirement and a variance will be necessary. <br /> <br />:6'-\ <br />
