<br />~ <br /> <br />/ <br /> <br />CASE # ;l <br /> <br />.. <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF <br />ABLE PROPERTY MANAGEMENT AND NORTHSTAR DIE CASTING <br />By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Able Property <br />Management for Northstar Die Casting. The plan proposes to construct a 29,696 square foot <br />office and foundry operation in the Business Park. The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) Staff Review Letter dated November 26, 1997 <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The site is zoned Industrial which is appropriate for the intended use. <br /> <br />The proposed development meets City Code requirements for lot coverage, setbacks, and design <br />of off-street parking spaces and maneuvering areas. Whether or not the 22 parking spaces <br />proposed is sufficient cannot be determined because the number of employees is an unknown. <br /> <br />With respect to architectural standards, the exterior finish on the walls will be a combination of <br />rock face and corduroy concrete block. In accordance with City Code, there will be a 20-foot <br />wide landscaped area along Unity Street. <br /> <br />Code requires loading berths to be placed on rear walls of buildings. The loading berths are <br />proposed to be located on the rear or east wall and the easternmost part of the south wall. <br /> <br />The proposed site plan is also subject to a review by the Business Park 95 Architectural Review <br />Board. <br /> <br />Recommendation: <br /> <br />City staff recommends site plan approval contingent upon a revised drainage and grading plan. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council approve the proposed .site plan for Able Property <br />Management and Northstar Die Casting contingent upon compliance with the City Staff Review <br />Letter dated November 26, 1997. <br /> <br />Reviewed by: <br />City Engineer <br /> <br />PC: 12/02/97 <br /> <br />7 <br />
