The plan proposes <br />to construct a 29,696 square foot office/manufacturing/foundry operation on Lot 2 in the <br />Business Park 95 6th Addition. We offer the following comments: <br /> <br />Zoning: The site is zoned Industrial for which office and manufacturing is a permitted use. The <br />site plan is also subject to the Business Park 95 covenants which does not prohibit manufacturing <br />operations that include foundries. <br /> <br />Access: The site is proposed to have one access from Unity Street N.W. <br /> <br />Lot Coverage: The site is approximately 116,461 square feet in size and City Code restricts <br />building coverage to 35% of the lot area or 40,761 square feet. The size of the proposed <br />structure is 29,696 square feet, which equates to a 25% lot coverage. A future expansion of <br />17,664 square feet equates to an ultimate lot coverage 47360 square feet or 40%, which will <br />require a conditional use permit to exceed lot coverage restrictions. The Business Park 95 <br />covenants restricts impervious surface to 85%; the proposed site plan represents an impervious <br />surface of 47% and the ultimate development plan, as proposed, would exceed the 85% coverage <br />maximum and therefore is not acceptable. <br /> <br />Utilities: The facility will be served by sanitary sewer and municip~ water. The applicant shall <br />submit information on the discharge to the City including the water consumption anticipated and <br />the quantity and quality of the effluent discharged to the City's sanitary sewer system. <br /> <br />Setbacks: The proposed structure meets or exceeds the 40-foot front yard, 35-foot rear yard and <br />20-foot side yard setbacks established in the Industrial District. <br /> <br />1'/ <br />
