W. The landscape plan proposes the establishment of <br />approximately 20 trees and 52 shrubs at various locations on the site. The current development <br />proposal meets the 10% minimum green space requirement, but it is questionable whether that <br />will be maintained with the future expansion as proposed. The landscape plan is also <br />inconsistent with the grading plan which shows the southwestern comer of the site occupied with <br />ten parking stalls. The landscape plan proposes three trees in that southwest comer. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. The location of the trash enclosure is noted on the west or rear side <br />of the building. The type of construction materials must be identified on the site plan to verify <br />100$% screening capability. <br /> <br />Off-Street Parking and Driveways - Design: The site plan identifies that all driveways, off- <br />street parking areas, and loading areas are proposed to be surfaced with bituminous pavement <br />and finished with B-612 concrete curb in accordance with City Code. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space for every person <br />on the maximum working shift. The site plan does not identify the maximum number of <br />employees and therefore Staff cannot make a determination that the 22 parking spaces proposed <br />are sufficient. <br /> <br />Loading Berth: In accordance with City Code, the regularly used loading berths are located on <br />the rear or west wall and the westerly end of the south wall, away from the public street. <br /> <br />Drainage and Grading: The drainage from the entire site is drained from north to south. <br />Runoff is picked up at the south curbline of the parking lot by two catch basins. The catch basins <br />are directed westward across Unity Street into a regional pond. The above described drainage <br />scheme is generally acceptable, however, two issues must be noted. <br /> <br />First, the grading plan calls for filling a small depression which accepts drainage from the lot to <br />the south. Provisions must be made to adequately accommodate drainage from the lot to the <br />south. It is suggested that a flared end inlet could be added to the eastern catch basin to accept <br />this drainage.
