Box 1474 <br />Watertown, South Dakota 57201 <br /> <br />Re: Site Plan Review; Tower Systems, Inc. <br /> <br />Dear David: <br /> <br />We are in receipt of a Site Plan consisting of Sheet A2 prepared by Lampert Architects <br />dated October 13, 1997. We are also in receipt of a one (1) sheet building elevation <br />prepared by Andrew Corporation and dated June 10, 1997. The plans propose to <br />construct a 200 square foot equipment building to facilitate Nextel's placement of an <br />antenna on American Portable Telecom's tower located at 14622 Ferret Street N.W. We <br />offer the following comments: <br /> <br />General: American Portable Telecom (APT) currently has a personal communication <br />tower and related equipment cabinets located at 14622 Ferret S1. N.W., for which the City <br />granted a conditional use permit in 1996. That tower operation occupies a 50' x 50' area <br />of the parcel and the conditional use permit issued in 1996 requires APT to accommodate <br />at leasttwo other antennas. Nextel has negotiated with APT to locate a second antenna <br />on the tower with a 200 square foot equipment building. Any building constructed in the <br />commercial and industrial districts must go through site plan review. <br /> <br />Zoning: The site is zoned Industrial and the proposed equipment building would be <br />considered a permitted use. <br /> <br />Lot Coverage: The total area of the lot is approximately 4.3 acres or 187,308 square <br />feet. Lot coverage is restricted to 35 % or 46,827 square feet. The area of the building is <br />proposed at 200 square feet which is in compliance with lot coverage restrictions and <br />virtually has no impact on the development capabilities of the parcel. <br /> <br />Utilities: The facility does not require sewer or water service. <br /> <br />Setbacks: The equipment building meets the required 40 foot front, 20 foot side and 35 <br />foot rear yard setback requirements. <br /> <br />5 <br />
