The hours of operation shall be limited from 6:00 a.m. to 12:00 p.m., <br />unless extended by the Council. <br /> <br />b. Motor fuel activities are installed in accordance with State and City <br />standards, regardless of whether the dispensing, sale or offering for <br />sale of motor fuels and/or oil is incidental to the conduct of the use or <br />business. Additionally, adequate space shall be provided to access gas <br />pumps and allow maneuverability around the pumps. Underground <br />fuel storage tanks are to be positioned to allow adequate access by <br />motor fuel transports and unloading operations do not conflict with <br />circulation, access and other activities on the site. Fuel pumps shall be <br />installed on pump islands with protective canopies. Canopies shall <br />maintain a 20 foot setback from property lines as measured from the <br />edge ofthe canopy. <br /> <br />c. All exterior wall finishes on any building shall be: <br /> <br />1. face brick; <br /> <br />2. natural stone; <br /> <br />3. specifically designed pre-cast concrete units whose surfaces have <br />been integrally treated with an applied decorative material or <br />texture; <br />4. factory fabricated or finished metal framed panel construction, if <br />the panel material is to be of those noted in 1, 2, or 3 above; <br /> <br />5. other material as may be approved by the City. Combinations of <br />such materials shall be permitted. <br /> <br />d. The entire site other than that covered by structures, concrete or <br />asphalt shall be finished with turf and/or plantings up to the edge of <br />improved street(s). <br /> <br />e. Each light standard base or island and all islands in the parking lot <br />shall be landscaped or covered. <br /> <br />f. Vehicular access points shall be limited, shall create a minimum of <br />conflict with through traffic movement, and shall be subject to the <br />approval of the City. <br /> <br />g. Provisions are made to control and reduce noise. <br /> <br />h. The entire site shall have a drainage system which is subject to the <br />approval of the City Engineer. <br /> <br />" <br />
