Intent: The purpose of the B-3, Highway Business District is to <br />provide for and limit the establishment of motor vehicle oriented or dependent and convenience <br />type, high intensity commercial and service activities characteristically located along major <br />traffic carriers. <br /> <br />Subd. 2. Permitted Uses: (Subject to Standards established in Subd. 4 and <br />Performance Standards established in S9.10) <br /> <br />a. Restaurants, cafes, on and off-sale liquor. <br /> <br />b. Private clubs or lodges serving food and beverages. <br /> <br />c. Commercial recreational uses. <br /> <br />d. Governmental and public utility buildings and structures. <br />e. Motels, motor hotels and hotels provided that the lot area contains not <br />less than 500 square feet of lot area per unit. <br />f. Motor vehicle, implement, and recreation equipment sales and service. <br />g. Adult uses-principal and adult uses-accessory. <br />h. Enclosed retail sales and rental activity. <br />1. Offices, banks, personal and professional services. <br />J. Drive-in and convenience,fast food establishments. <br />k. Commercial car washes (drive through and mechanical). <br />1. Gas station, truck stop, and motor vehicle repair. <br />m. Convenience grocery and/or food operations with convenience gas (no <br />vehicle service or repair). <br />n. Day care services. <br />o. Commercial planned unit as regulated by this chapter. <br />p. Other uses may be permitted upon obtaining a conditional use permit. <br />Subd. 3. Accessory Uses: (Subject to Standards established in Subd. 4 and <br />Performance Standards established in g9.10). <br /> <br />a. Commercial or business buildings and structures for a use accessory to <br />the principal use but such use shall not exceed 30% of the gross floor <br />space of the principal use unless otherwise approved by the City <br />Council. <br /> <br />b. Open and outdoor service, sales, display or rental. <br />
