<br />.. <br /> <br />e. Open and outdoor storage as an accessory use not to exceed 10% of <br />the property provided that: <br /> <br />1. Storage area is surfaced to control dust and subject to the <br />approval of the Zoning Administrator. <br /> <br />2. This use does not take up parking space or loading area as <br />required for conformity to this Chapter. <br /> <br />Subd. 4. Conditional Uses: (Requires a conditional use permit based upon <br />procedures set forth in and regulated by ~9.03.04 of this Chapter.) <br /> <br />a. Open and outdoor storage as a principal use, provided that: <br /> <br />1. Storage area is surfaced to control dust and subject to the <br />approval of the Zoning Administrator. <br /> <br />2. This use does not take up parking space or loading area as <br />required for conformity to this Chapter. <br /> <br />3. The provisions of ~9.03.04, Subd. 4g are considered and <br />satisfactorily met. <br /> <br />b. Open or outdoor service, sale, display and rental as a principal use, <br />provided that: <br /> <br />1. The use does not take up parking space or loading area as <br />required for conformity to this Chapter. <br /> <br />2. Sales area is surfaced with asphalt or concrete material to control <br />dust. <br /> <br />3. The provisions of ~9.03.04, Subd. 4g. are considered and <br />satisfactorily met. <br /> <br />c. Enclosed retail, rental or service activity, or industrial uses other than <br />that allowed as a permitted use or conditional use within this section <br />provided that: <br /> <br />1. Such use is allowed as a permitted use in a B-1 or I District and <br />meets the stated intent ofthis District. <br /> <br />2. Adequate off-street parking and off-street loading in compliance <br />with the requirements of this Chapter is provided. <br /> <br />3. All signing and informational or visual communication devices <br />shall be in compliance with the applicable provisions of the City <br />Code. <br /> <br />4. The provisions of ~9.03.04, Subd. 4g are considered and <br />satisfactorily met. <br /> <br />d. Commercial/industrial planned unit development as regulated by this <br />Chapter. <br /> <br />e.
