<br />" <br /> <br />driveways shall be blacktop, concrete or other hard surface and properly <br />maintained for adequate drainage and shall be kept free from dust, dirt, and <br />mud. Proper maintenance includes keeping the blacktop, concrete or other <br />surface in good condition and free from chuckholes and other types of <br />surface cracks and breakage. <br />b. All required parking stalls shall be located on the premises of the principal building. <br />c. One parking stall shall not be less than 180 square feet in area, with a minimum width of 9 <br />feet. <br />d. Off-street parking is prohibited: in any portion ofthe required front yard; in any more than <br />2/3 of the required rear yard; any closer than 5 feet to a property line; and any closer to a <br />principal building than 5 feet. <br /> <br />Subd.4. Fences. Fencing or walls (except retaining walls) in the required <br />front yard setback shall not exceed 48 inches in height. <br /> <br />Fencing materials shall consist only of wood and/or woven wire. No other types of materials <br />shall be permitted. <br /> <br />Subd. 5. Storage. <br /> <br />a. No materials or equipment may be stored outside except those directly <br />related to the principal use or those being used for construction on the <br />premIses. <br /> <br />b. All waste materials, debris, refuse or garbage shall be stored in the rear <br />or side yards and shall be kept in a screened area such that the <br />containers may not be seen and such materials shall be properly <br />contained in closed containers designed for such purposes. The owner <br />of vacant land shall be responsible for keeping such land free of refuse. <br /> <br />c. No outside storage of a recreational vehicle, mobile camping trailer, or <br />any other such type recreational unit which exceeds 20 feet in length <br />shall be permitted unless a specially designated parking space is <br />provided. <br /> <br />Subd. 6. Screening. Screening shall be required where: <br /> <br />a. Any off-street parking area contains more than six parking spaces and <br />is within 30 feet of and adjoining residential use or district; and <br /> <br />b. Where the driveway to a parking area of more than six parking spaces <br />is within 15 feet of an adjoining residential use or district. <br /> <br />All required screening shall be placed along property lines or, in case <br />of screening along a street, 20 feet from the street right-of-way with <br />landscaping between the street and pavement and such screening shall <br />not extend within 15 feet of any street or driveway. <br /> <br />23 <br />
