.. .~ All screening must be m accordance with the requirements of 99.11.09. All screening shall be maintained adequately for the purpose it was originally intended for on the approved plans. When a multiple dwelling unit structure abuts an RlR, RIU, R2U district or use, there shall be either a 15 foot wide buffer area provided on the multiple dwelling unit structure's property. This must be dense enough to create a physical separation of the property and be considered acceptable by the Planning Commission and Council. Subd.7. Lighting. Any lighting used to illuminate on off-street parking area, sign or structure, shall be arranged to deflect light away from any adjoining residential district or public street. Bulbs emitting in excess of 3000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the property where such light source is located. Subd. 8. Landscaping. Where any multiple residential or nonresidential use is adjacent to or within 100 feet of an existing or proposed RlR, RIU, R2U or R3U district, the multiple residential or nonresidential use shall provide screening and a minimum of a 40 foot wide landscaped area along the boundary ofthe RIR, RIU, R2U or R3U property. A fmished ground grade shall be established such that natural drainage away from all buildings be provided. It shall be the owner's responsibility to see that the landscaping is maintained in an attractive and well kept condition. Subd. 9. Exterior Materials. The type of building materials used on exterior walls shall be face brick, natural stone, specifically designed pre-cast concrete, factory fabricated and fini~hed metal frame paneling, glass or other materials as may be approved by the Planning Commis~ion and Council.
