If the home sites include any environmentally sensitive land, a <br />covenant shall clearly state any restrictions on clear cutting, vegetation <br />removal, erosion control, or other controls necessary to protect the <br />environmental resource. <br /> <br />f. A covenant stating that buildings will be situated on the lots permitting <br />resubdivision of the plat and urban densities in the Urban Reserve and <br />Rural Transition ares. <br /> <br />2. Wetland, floodplain or other land within the parcel may be attached to one of the lots in the <br />subdIvision or in a lot to be owned in common by all ofthe lots in the subdivision. A lot to <br />be owned in common shall have a minimum dimension of 200 feet; such a lot must abut or <br />have access from all lots having common ownership. <br /> <br />3. Park dedication requirements in the 4 per 40 districts which have a minimum lot size ofless <br />than 10 acres shall be calculated based on the new lots being created and not on the non- <br />developable remainder. <br /> <br />4. In cases where the development of the lots creates a substandard lot size said piece shall be <br />included in the lots by reconfiguring the lot lines or shall be attached to the adjoining lot. <br /> <br />5. All new lots shall be served by either an existing public road or a new public road built to <br />public road standards. Lots shall be configured to allow for future development of public <br />roads to access remaining parcels restricted from development under this City Code. <br /> <br />6. Where easements are required for future extension of public utilities including but not limited <br />to storm water drainage, storm sewer, water, roads; and easements shall be dedicated in the <br />platting process. <br /> <br />7. In th@ Urban Reserve and Rural Transition districts, the subdivider must file a sketch plan <br />with "the preliminary plat illustrating the reasonable resubdivision of the plat to urban <br />densities. <br /> <br />8. Prool of marketable title for properties being subdivided shall be submitted with the <br />application for sketch plan review. <br /> <br />Subd.4. Fences. Fencing other than for solely decorative purposes shall be <br />restricted to side and rear yards. Maximum fence heights shall be eight feet. <br />
