<br />Chairperson Nixt introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #06-07-203 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0769 RELATING TO A <br />REQUEST FOR A VARIANCE FROM CUL-DE-SAC LENGTH RESTRICTION IN <br />SECTION 9.50.30 SUBD. 3 (G) OF CITY CODE <br /> <br />WHEREAS, E&G Development, LLC, hereinafter referred to as "Applicant", has <br />properly applied for a Board of Adjustment variance to the cul-de-sac length of 600 feet <br />established in Section 9.50.30, Subd. 3(g) of the Ramsey City Code on the property generally <br />located east of St. Francis Blvd. N.W. and south of l4ih Lane N.W., and legally described as <br />follows: <br /> <br />Outlot B, Amber Ridge, Anoka County, Minnesota; <br /> <br />(the "Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT <br />OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That the Applicant appeared before the Board of Adjustment for a public hearing pursuant to <br />Section 9.03.05 of the Ramsey City Code on July 10, 2006, and that said public hearing was <br />properly advertised and. that the minutes of said public hearing are hereby incorporated as a <br />part of these findings by reference. <br /> <br />2. That the Subject Property is currently zoned R-2 Medium Density Residential and the <br />Applicant has made proper application to the City to rezone the Subject Property to R-1 <br />Residential and develop the Subject Property with five (5) single family lots. <br /> <br />3. That Section 9.50.30, Subd. 3(g) ofthe City Code limits the length of cul-de-sacs to 600 feet. <br /> <br />4. That Section 9.50.30, Subd. 2(b) of the City Code states that the arrangement of streets in <br />new subdivisions shall connect to adjacent street stubs and provide future street stubs to <br />adjoining areas. <br /> <br />5. That the Applicant is proposing to eliminate the current temporary cul-de-sac bulb at the <br />terminus of Argon Street N.W. and extend Argon Street N.W. another 370 feet to access the <br />proposed five single family lots, and there terminate Argon Street in a permanent cul-de-sac. <br /> <br />6. That in accordance with a variance granted in the Development Agreement for Amber Ridge <br />in 1993, the Argon Street N.W. cul-de-sac currently measures 830 feet in length; the <br />extension of Argon Street N.W. another 370 feet results in a total cul-de-sac length of 1,200 <br />feet. <br />
