<br />Recommendation: <br /> <br />As discussed above, the draft Mississippi River Overlay District code and the Comprehensive <br />Plan require new development in the River Corridor to be processed as a PUD. Staff is also <br />recommending that a lesser lot width be permitted as part of the PUD. Staff recommends <br />approval of the request for rezoning to PUD, contingent on approval of the Comprehensive Plan <br />Amendment request, preliminary plat approval, and preliminary site plan approval. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council approve findings of fact favorable to the applicant <br />and introduce an ordinance rezoning the property from B-2 Business to Planned Unit <br />Development, contingent on receipt of a Comprehensive Plan Amendment, preliminary plat <br />approval, and preliminary site plan approval. <br /> <br />-or- <br /> <br />Motion to recommend that the City Council deny the rezoning based on findings of fact. <br /> <br />Reviewed By: <br />Assistant Community Development Director <br /> <br />pc: 9.7.06 <br /> <br />10 <br />
