We are <br />also in receipt of your grading, drainage, and utility plans. We offer the following <br />comments regarding your submittal: <br /> <br />General: The site plan is proposing to construct a 20,528 square foot building located at <br />Lot 2, Block 1 of the Sunfish Lake Business Park 3rd Addition, which is generally on <br />Azurite Street, south of Sunwood Drive. The lot is approximately 1.87 acres in size. <br /> <br />Zoning: The site is zoned E-1 Employment District which is intended to accommodate <br />general industrial activities. Offices and manufacturing are a permitted use in this <br />district. <br /> <br />Lot Coverage: The site plan proposes a 20,528 square foot building on a 1.87 acre lot. <br />The total lot coverage of the proposed building is 25.2 percent, which is under the <br />maximum allowable lot coverage of 40 percent. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to <br />the principal use are permitted, but such use shall not exceed 50% of the gross floor space <br />of the principal use. The site plan also proposes a 1,600 square feet fenced, covered <br />storage structure. The proposed accessory storage structure is allowed and area <br />surrounding must be paved. <br /> <br />Utilities: This proposed facility will be served by sanitary sewer and water services. <br />SAC and WAC charges will be collected at the time the building permit is issued. <br /> <br />Setbacks: The required front, rear, and side setbacks for this site are 35 feet, 35 feet, and <br />20 feet, respectively.
