This requirement is met <br />along Azurite Street. <br /> <br />Architectural Standards: City Code requires that all exterior walls shall be a <br />combination of,face brick, stucco, glass, or natural stone. The proposed building uses a <br />combination of exposed aggregate and random rib exposed aggregate pre-cast panels. <br />This generally meets the requirements of architectural standards. <br /> <br />The proposed building appears to be twenty-two feet high, which is under the city code <br />requirement that all buildings must be under sixty-five (65) feet. <br /> <br />Waste Storage: City Code. requires that all solid waste and refuse receptacles be stored <br />within a completely screened structure or container. The site plan indicates an enclosed <br />dumpster area behind the building on the east side. <br /> <br />Off-Street Parking - Spaces Required: City Code require~ 1 parking space for each 300 <br />square feet of office floor area and 1 parking space for each 1,000 square feet of <br />manufacturing/warehouse area. Twenty-eight spaces are required to satisfy the parking <br />requirements for the proposed building. The submitted site plans show 28 stalls, which <br />meets the number of required spaces. Proof of parking spots is sufficient for the proposed <br />building, as indicated on the site plan. <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and <br />maneuvering areas must be surfaced with bituminous and the perimeter of all pavement <br />must be finished with B6/12 concrete curbing. <br /> <br />Lighting: The submitted site plan indicates locations of outdoor lighting, but is- deficient <br />of light fixture specifications and light drawings. City standards require that the <br />luminaire (light source) must not be visible from beyond the property line. The applicant <br />_ should submit shop drawings of the lighting fixtures for review and approval by the City <br />Engineer. <br /> <br />Signage: All proposed signage will require a permanent sign permit. The application for <br />this permit can be found online at www.ci.ramsev.mn.us.Asign permit will need to be <br />approved separate from site plan approval. <br /> <br />Landscaping 'Plan: City Code requires one (1) tree for every 1,000 square feet of <br />building and one (1) shrub for every 300 square feet of building. <br /> <br />The following comments are offered regarding the July 26, 2006 landscaping plan: <br />. A larger mix of shrub species should be utilized. The proposed number of shrubs <br />is almost twice what is required and two species constitute almost 90% of the <br />plantings. The overall number of shrubs can be reduced to about seventy (70) but <br />a greater diversity of species must be included. <br />. Organic mulch should be used in the planting beds instead of rock mulch, which, <br />over time, will improve soil quality. <br /> <br />46 <br />
