<br />Loading Docks: One loading dock is required for the first 10,000 feet of floor and one <br />additional dock for each additional 25,000 square feet. One loading dock is required with <br />the proposed building. The site plan indicates the location of one dock on the east side of <br />the proposed building. Additionally, all off-street loading dock/berth areas shall be a <br />minimum offlf1y (50) feet in length. <br /> <br />Stormwater Management Fee: The city requires a payment for stormwater <br />management. The current rate is $3,965 per acre for stormwater management. This fee <br />totals $7414.55 for the property. The rate at the time of approval will be collected. <br /> <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be paid through <br />the Tax Increment Financing agreement between the property owner and the City of <br />Ramsey. <br /> <br />Park and Trail Dedication: The park dedication fee and trail fee will be addressed <br />through the Tax Increment Financing Agreement between the property owner and the <br />City of Ramsey. <br /> <br />REU Number: This property will be subject to a storm water utility charge. The <br />quarterly charge is dependent upon the number Residential Equivalent Units (REV) <br />calculated for this property. This number will be calculated and an REU will be <br />calculated based on the total area of impervious surface coverage. <br />. ^ <br /> <br />The Planning Commission will be meeting at 7:00 pm on September ih at Fire Station #1 <br />(15050 Armstrong J31vd.), to review your site plan.
